We are a small office with an efficiently compact team of professionals who individually bring credentials and experience to the property management processes, and who encompass integrity, reliability, and consistency in our efforts. We work closely together to meet the needs and our hands-on approach exceeds expectations of both property owners and tenants.  Our combined knowledge about the Citrus County communities and surrounding areas and our desire to provide the highest quality of service, determines a superb opportunity to earn your trust as we work hard for you.

Our property management includes advertising and showing rental vacancies; one of the main duties of a property management company.  Additionally, our office handles these duties:

  • Determining the rent price - from surrounding area averages/amenities/best features & property market data.

  • Preparing vacant units - must be clean & well maintained to showcase well to prospective tenants.

  • Screening & approving eligible tenants using the most effective rental industry screening standards.

    Eligibility includes that a tenant has a willingness to pay rental charges on time, is responsible, takes      care of the property, is easy to reason with, & plans to reside in the property on a long-term basis.

  • Preparation and enforcement of a Lease Agreement, setting lease terms that protect the property & the owner's interests.

  • Handling tenant complaints & issues.  Meeting tenant needs regarding the property.

  • -Collecting & adjusting the rent. Enforcing & collecting late fees.  Adjusting rents based on market conditions.

  • Coordinating property maintenance & repairs.  Working with local professionals to keep the home habitable, presentable, & operational.

  •  Supervision of on-site employees (housekeepers, lawn care, etc.).  Ensuring employees are working efficiently & meeting the standards of our business.

  • Checking on vacant units.  Periodic home checks determine if there is work to be done, & managers oversee timely completion.

  • Handling evictions & processing move-outs.  Management is responsible for evicting difficult tenants.  Normal move-outs require the process and return of the tenant's security deposit(s).

  • Ensuring the property is legally compliant.  Ensuring that all property related processes comply with local, state, federal, health, safety, & housing laws.

  • Providing owners with year-end tax information, collecting and paying short term occupancy taxes.

  • Records management.  Providing owners with monthly statements showing rents collected & debts paid including fees for services & repair reimbursements.
